Resurface Your Glass While Saving Big Money

Traditional reflective window films reduce heat, glare and fade, while delivering attractive financial returns and daytime privacy.

  • Enhance competitive positioning

  • Control/reduce operations and maintenance expenses

  • Enhance Net Operating Income (NOI) and asset value

  • Improve the building’s reputation

  • Meet Title 24 regulations for glazing

  • Attract and retain tenants

  • Stay ahead of new regulations

  • Hedge utility rate increases

Can this process be applied to interior surfaces?

The process varies between properties due to widely varying architecture and facade materials used in the original construction. One recent project entailed re-imaging two 15 story office towers. The project was completed in 5 weeks from the commencement date.

Resurfacing is typically 7x to 15x less than replacing substrates and glass. This is a very LEED friendly process, too. This process prevents the need to put existing materials in a landfill.

3M Daylight Redirecting Film utilizes micro-replication to redirect incoming light. This sunlight that would have originally hit the floor a few feet from the window, now gets directed up onto the ceiling, helping to light the room as deep as 40 feet from the window.

The technology “micro-replication” refers to microscopic structures that are able to redirect as much as 80% of light up onto the ceiling, providing more natural light, which has been linked to increased productivity and purchasing behavior, and helping to reduce your dependence on electric lighting. Frequently Asked
Questions

How do the films work?

Traditional sun control films work by reflecting and absorbing solar energy away from your office interior.  These films block 99% of UV, up to 97% of infrared, and varying amounts of visible light depending on your needs, aesthetic preference and budget.

What is the return on investment?

Traditional sun control window films can drive attractive returns on investment for commercial clients.  Depending on the scope of work, complexity of install and type of film selected, commercial clients can experience 3-5 year pre-tax, pre-incentive payback periods.

Do these films qualify for incentives or rebates?

Certain window films in certain locations can qualify for utility, state or federal incentives.  These incentives can help improve your financial returns, and your commercial specialist can help navigate the application process.
